The subway is the most popular, yet also the most expensive public transportation option. In addition to obvious advantages such as reducing traffic and being environmentally friendly, it notably provides quick access from the periphery to the center, thereby facilitating the development of new neighborhoods. Areas close to the city center also benefit from subway access, as negative location factors like old building stock or lack of green spaces are mitigated. However, this comes at a price, which results in rising rents and property prices. This is at least the common perception. However, there are hardly any studies on this topic, especially regarding the rental housing market. This is where the author focuses. Rental prices around selected Vienna subway stations are collected from housing advertisements and compared with additional data. If prices do indeed rise, meaning tenants are willing to pay more, the question arises whether this is solely due to increased accessibility or if it indicates an upgrading of the neighborhood.
