My office manager bought 2 of these units which do not make any actual difference on the temperature on a room of about 45 SQM. It actually produces cold air for about 5 min and then fan air for about 20 mins. Is that the way it is supposed to work??? If yes then its useless.

Mine works ok, except for the hellish noise it makes. Impossible to sleep with the unit on. You might be able to solve your issue by NOT putting the fan on Auto. Choose low, medium or high instead.
