A leasehold without ground rent is a leasehold without compensation. However, this is associated with the elimination of the obligations of the respective future leaseholder to pay ground rent in the forced auction of the leasehold. The property owner has no claim against the buyer for the continued payment of ground rent. This issue is still considered the most difficult aspect of leasehold law today. The book addresses the question of how the property owner can prevent the elimination of ground rent. It attempts to outline a solution whereby the property owner can preserve the ground rent by linking the creditor's redemption with the leasehold's special institution of reversion. It explains in which cases a leasehold without ground rent arises and whether the known protective measures adequately address both traditional and new leaseholds.
