Who decides on the allocation, type, and extent of office real estate developments, and how can cities, private neighborhood and land developers influence the location decisions of project developers and investors? From the perspective of New Institutional Economics, Christoph Meyer zum Alten Borgloh examines the transactions of office project developments regarding their costs, risks, and conditions, as well as their impact on investment decisions. Building on this, the author analyzes how "institutional design" can be used to reduce transaction costs and generate investment incentives. From the results, neighborhood developers and municipalities can derive approaches to make development areas more attractive for investors and project developers and to utilize urban planning tools more efficiently. Project developers and investors are shown how they can benefit from these insights.
