The book focuses on the modeling of a regulated and fungible special alternative investment fund (AIF) for PPP real estate, which is not yet available for the insurance sector in the German capital market. The author structures the special AIF comprehensively by analyzing the investment objects, PPP real estate, as well as considering the investment regulations for insurance companies and the fund vehicle. Susanne Effenberger demonstrates that it is possible to experimentally design differently diversified, efficient PPP real estate portfolios based on realized PPP properties. However, due to the long-term, stable returns of PPP real estate, the modeling of special AIFs with medium returns and low to medium risks is particularly suitable, which in turn presents interesting investment opportunities for risk-averse insurers.
