Today, we know that former landfills, illegal dumps, and decommissioned industrial and commercial facilities can pose risks to both human health and the environment. Contaminated sites are also significant when purchasing real estate, as a contaminated property can be worthless for the buyer's intended use. Furthermore, the buyer faces the risk of having to cover disposal and remediation costs, which can often be several times the purchase price. It is equally important for the seller to ensure that they are not held responsible for disposal costs after the sale.
